Smugglers Way

Five new tower blocks comprising 480 new homes on a former Homebase site situated at London’s lively residential district – Wandsworth.

2024

The Challenge

This new build construction was brought forward by Vistry Group and a dedicated team of experts to provide affordable apartments across 13 blocks, with three podiums and ranging in height between 8 and 16 storeys.

Designed to achieve exceptionally high standards, the apartments will have dual or treble aspect, with communal roof gardens and external courtyard amenity space at the first floor.

The three separate podiums and infills between the base of the buildings will contain the commercial space and residential services.

Smugglers way is an area undergoing rapid regeneration and boasts excellent travel links along Swandon Way; the main transport artery through South West London.

Requirements

Premcrete were instructed to assist with gas proofing and waterproofing solutions for this large scale project. The site was polluted with hydrocarbons in the soil, posing a risk of gas emissions. Traditional methods of overcoming this issue of course existed, yet the client had other ideas…

The client was opposed to the idea of wrapping the pile caps, which is a usual solution to the problem in hand. The reasoning for this centred around the project timeline; where the process of wrapping caps would extend the timeline in this scenario, hindering the backfilling of pile caps and leading to a potential wastage of membrane.

As no alternative solutions existed in the market to avoid the wrapping of caps, Premcrete were selected.

The Solution

The introduction of Hydroprufe LG, a liquid-applied epoxy based membrane, offered the satisfactory resistance to gas, VOCs, hydrocarbons and water. It has been stringently tested for coefficient of friction compliance to ensure structural engineer’s satisfaction – and this method eliminated the need for wrapping caps as required by the client, allowing for rapid casting and backfilling of pile caps before the membrane is brought to the site.
